The provision of fittings, finishes and appliances shall be based on the terms and conditions of the sale and purchase agreement. The Vendor reserves the rights to modify the building plans of the Development and to change, modify or alter its design, layout, materials, fittings, finishes and appliances of the Development and any part thereof. 12. The above conceptual design drawing and conceptual design layout plan only represents the maker’s impression of the clubhouses and other amenities of the Development and is for reference only. They may be edited and processed with computerized imaging techniques and are not drawn to scale. They do not show the other buildings and facilities of the Development. The above conceptual design drawing and conceptual design layout plan are for reference only and shall be subject to the final approved plans by the relevant government authorities. The Vendor reserves the rights to modify and alter the partition, materials, furniture, design, layout, user, specification and features of any clubhouse facilities without any notice in advance. The clubhouse facilities may not be able to be used immediately upon handover of the Development. The conceptual design drawing or conceptual design layout plan in this advertisement or promotional information are only for showing the general appearence of the clubhouse of the Development and it does not show the surrounding buildings or environment of the Development. It also does not show the air-conditioning units, pipes, grilles and other facilities attached to the external walls of the Development. The actual layout, partition, specification, size, colour, materials, fittings, finishes, furniture, plants and landscaping and lighting and other objects may be different from what is shown on the plans and such plans do not reflect the actual view or appearance of the Development and its surrounding environment. They shall not in any circumstances constitute or be construed as making any offer, representation or warranty whatsoever whether expressly or impliedly. The names of the clubhouse facilities are for advertising purpose only and will not appear on any provisional sale and purchase agreement, formal sale and purchase agreement, assignment or any deeds of the Development. The names may change at or after the completion of the Development. The use of the facilities, their charges, opening hours and operation are governed by the relevant government authorities, applicable licences, deed of mutual covenant and the rules of the clubhouse.
